These Terms and Conditions govern the use of Koley’s property viewing and inspection services. By booking a service with Koley, you agree to these Terms.

Nature of the Service
Koley provides independent, non intrusive visual inspections of rental properties on behalf of clients.

Our service may include:
Attending a scheduled property viewing
Capturing photographs and or video where permitted
Providing written observations
Delivering a report within the stated timeframe

Koley does not:
Provide structural surveys
Provide legal advice
Provide valuation advice
Conduct invasive testing
Guarantee tenancy approval
All reports are based solely on visible conditions at the time of inspection.

Client Responsibilities
By booking our service, you agree to:Provide accurate booking and contact details
Either arrange the viewing time directly with the landlord or agent, or authorise Koley to coordinate scheduling on your behalf
Where you arrange the viewing yourself, ensure access is confirmed for the agreed time
Where Koley coordinates scheduling, provide correct agent or landlord contact details and respond promptly to any scheduling queries
Confirm whether photography and video recording are permitted
Notify us promptly of any changes, delays, or cancellations

Where access is not available at the scheduled time due to incorrect details, lack of confirmation, or circumstances outside our control, the inspection may be treated as completed.

Access to the Property
‍
Access must be arranged by the landlord, managing agent, tenant, or authorised party.
‍
Koley will never enter a property without permission.

If access is denied or unavailable at the scheduled time for reasons outside our control, the booking will be treated as a missed appointment and the full fee remains payable.

If access is granted but photography, video recording, or full walkthrough access is restricted, we will provide the best possible alternative service based on what is permitted. In such cases, the inspection will be considered completed and no refund will be issued.

Booking and Payment
‍
Full payment is required at the time of booking unless otherwise agreed.
Prices are stated in GBP.
Payment processing is handled securely by third party providers.

Cancellations and Refunds
Cancellations by You
You may cancel your booking up to 12 hours before the scheduled inspection time for a full refund.

Cancellations made within 12 hours of the scheduled inspection are non refundable, as the inspector’s time has been allocated. Where possible, we may allow rescheduling within 12 hours, but this is not guaranteed and is subject to availability.

Cancellation by Agent or Landlord

If the viewing is cancelled by the landlord or agent and cannot be rescheduled, a full refund will be issued.

Access Failure
If our inspector attends at the agreed time and access is not provided for reasons outside our control, the booking is treated as completed and no refund will be issued.

You may book a new inspection at the standard rate.

Cancellation by Koley
‍
If we are unable to complete the inspection due to unforeseen circumstances, we will offer either:
A rescheduled appointment at no additional cost
A full refund

Approved refunds are returned to the original payment method within 3 to 10 business days.

Inspection Reports and Reliance
‍
Inspection reports reflect visible conditions at the time of the visit only.

We are not responsible for:
Hidden defects
Inaccessible areas
Future deterioration
Changes made after inspection
Representations made by landlords or agents

Clients remain responsible for conducting their own due diligence before entering into any tenancy agreement.

Reports are prepared solely for the booking client. No third party may rely on the report without prior written consent.

Limitation of Liability

To the maximum extent permitted by law, Koley’s total liability arising from any booking shall be limited to the amount paid for the relevant inspection service.

Koley shall not be liable for:
Indirect or consequential loss
Loss of rental opportunity
Loss of opportunity
Financial loss arising from tenancy decisions
Costs associated with tenancy agreements

Nothing in these Terms excludes liability for fraud, or for death or personal injury caused by negligence, where such exclusion is unlawful.

Nothing in these Terms affects your statutory rights under UK consumer law.

Complaints
‍
If you believe there is an issue with your report or service, you must notify us within 48 hours of report delivery.We will review the inspection materials and respond within a reasonable timeframe.

Intellectual Property
All inspection reports, written observations, photographs, and videos remain the intellectual property of Koley. They are licensed to the booking client for personal use only and may not be reproduced, distributed, or used commercially without permission.

Governing Law
These Terms and Conditions are governed by the laws of England and Wales.Any disputes shall be subject to the jurisdiction of the courts of England and Wales.
